Downsizing Shouldn’t Start With Deciding What You’ll Give Up
Downsizing Shouldn’t Start With Deciding What You’ll Give Up
Most people approach downsizing backwards. They start with the list of things they’ll lose: the big yard, the guest room, the garage full of “someday” projects. No wonder it feels like a sacrifice.
Here’s the approach I share with my clients: start with what you want more of.
More time to travel. Less maintenance on weekends. A lower utility bill. A home that fits your life now, not the life you had when the kids were home or the hobby room was a necessity. When you get clear on what you’re gaining, the decisions about what to let go of get a lot easier.
Three questions to ask first:
- What do I actually use? Walk through your home and notice which rooms you live in every day and which ones just collect dust.
- What do I want my days to look like? A low-maintenance yard, a lock-and-leave lifestyle, or being closer to the things you enjoy are all good reasons to move.
- What does the numbers side look like? Your equity, your timeline, and what you’d buy next all work together, so it pays to look at them as a whole before you list.
A note on timing: Selling first and buying second isn’t always the right order. In the East Valley, new construction can be a great fit for downsizers, with smaller floor plans, modern efficiency, and less to maintain. But the timing needs a plan, and that plan should be built before the sign goes in the yard.
After 30+ years in East Valley real estate, I can tell you the people who are happiest after downsizing are the ones who made it a choice, not a reaction.
