Moving to the East Valley for the Winter? What Snowbirds and Relocating Buyers Should Know

Every October, the East Valley starts to fill up. Snowbirds are heading back, and a lot of folks who visited last winter are asking the big question: should we just buy something here?

Here's what I tell buyers who are thinking about it.

Decide what you're really buying

A winter home, a future retirement home, and a full-time move are three different purchases. Your answer changes the community you choose, the size of the home, and how much upkeep you want to take on.

Visit in more than one season

Winter in the East Valley is wonderful, but summer is a different story. If you're relocating full time, spend some time here when it's 110 so you know what daily life feels like. If you're a seasonal buyer, plan for how you'll handle the home while you're gone.

Think about the lock and leave

If you'll be away for months at a time, ask yourself these questions:

  • Is the HOA responsible for any exterior or landscape maintenance?
  • Who will check on the home while you're gone?
  • What's the plan for the pool, the AC, and the yard?
  • Is a townhome or patio home easier than a single family home?

Check the HOA rules before you fall in love

Some communities limit rentals, guest stays, parking, or RV storage. If you want to rent the home out while you're away, confirm it's allowed before you write an offer, not after.

Know your communities

Chandler, Gilbert, Mesa, Tempe, and Queen Creek each have their own feel. Some are packed with restaurants and entertainment, and others are quieter with more space and newer homes. Where you land depends on the lifestyle you want, and a short drive can make a big difference in price and personality.

Consider new construction

New homes can be a great fit for relocating buyers who want low maintenance and modern features. If you go that route, bring your own agent to the first visit. The sales rep at the builder's office works for the builder, and having someone on your side makes a difference.

Talk to your tax and financial advisors

Buying in a second state can affect your taxes and how you structure the purchase. I'm not a tax professional, so check with yours before you buy.

The bottom line

Moving or wintering in the East Valley can be a great decision, and it goes better when you plan ahead. Whether you're buying a snowbird getaway or making a full move, I'm happy to help you sort out the right area, the right home, and the right timeline. Reach out anytime.
