Buying New Construction? Be Sure to Bring Your Own Agent.
What 30 Years of Watching Builders Sell New Construction Taught Me
I spent a decade marketing subdivisions for major homebuilders here in the East Valley before I ever represented a buyer through a builder purchase myself. That gave me a front row seat to how the process really works, and it's shaped everything I tell my clients today.
If you're considering new construction in Chandler, Gilbert, or anywhere else in the East Valley, here are three things worth knowing before you walk into a model home.
Get preapproved before you fall in love
Builders move fast once you find a floor plan you love. Lots go quickly, pricing changes, and incentives shift from month to month. Having your preapproval ready means you can lock in your lot and pricing before someone else does. Waiting until after you've found "the one" often means losing it.
Bring your own agent to the model home
Here's something a lot of buyers don't realize: the friendly rep in the model home works for the builder, not for you. That doesn't make them dishonest, it just means their job is to represent the builder's interests in the transaction. Your agent works for you, and in most cases it costs you nothing extra to have that representation. When it comes to negotiating upgrades, incentives, and contract terms, having someone in your corner matters.
Know what's included versus what's upgraded
That gorgeous model home you're touring is loaded with upgrades that likely aren't part of the base price. Flooring, cabinetry, countertops, even some lighting can all be add-ons. Before you fall for the finishes, get a clear, itemized list of what's actually included at your price point. It's the easiest way to avoid a budget surprise later in the process.
New construction can be a great option for buyers, especially if you know what to expect going in. If you're weighing new versus resale in the East Valley, I'm happy to talk through what makes sense for your situation.
